Khon Kaen started 2026 with a clear rise in completed housing transfers. However, the number of homes still for sale comes from a different survey and a different reporting period. Buyers and sellers should not treat these figures as if they were one continuous stock count.

1. Completed transfers rose in Q1 2026

REIC reported 1,646 housing transfers in Khon Kaen during the first quarter of 2026, up 30.3% from the same quarter a year earlier. Their combined value was ฿3.145 billion, up 29.0% year-on-year. A transfer is a completed registration transaction; it is stronger evidence of an actual sale than an online listing disappearing.

2. What does ‘still for sale’ mean?

REIC’s project survey counts units in housing developments and condominiums that are actively being marketed. It does not represent every resale home, owner-listed property, land parcel or repeated online advertisement in the province.

At that survey point, the overall absorption rate was about 2.0% per month and the estimated months of supply was 44 months. These are historical project-market indicators, not a current live listing count.

3. What the figures may mean for sellers

  • More transfers suggest real demand was active at the start of 2026.
  • A large historical project inventory means buyers may still compare many options, especially on price, location and readiness.
  • Accurate pricing and verified information remain important; market growth does not mean every property will sell quickly.

4. What buyers should look at

Transfer growth shows activity, not automatic price growth in every neighbourhood. Compare nearby asking prices, condition, title documents, total finance cost and the number of genuinely available alternatives before deciding.

Khon Kaen project surveys are generally released half-yearly. The two datasets must not be subtracted from one another.
